Greek Property Check is intended for buyers, owners, investors, renovators, agents, and short-term-rental operators who want an early public-data screen before they spend time or money on deeper professional review.

You must be at least 18 years old and legally able to enter into a contract to buy a paid report.

The service lets you confirm one public cadastral parcel in Greece, at no charge, and then buy a report that compares that parcel with other public geospatial sources. A report may describe mapped overlap, nearby signals, source limitations, and questions to raise with a lawyer, civil engineer, accountant, notary, insurer, seller, agent, or competent authority.

Each new report reflects the confirmed parcel, the plan purchased (Core or Extended), the available sources, and the system state at generation. Older reports may reflect a mapped point and an earlier plan. Data coverage may differ by plan and by source availability.

Parcel boundaries, KAEK numbers and mapped areas come from data published by the Hellenic Cadastre. You can look them up and view them on this site free of charge, before and without any purchase. We do not sell cadastral data: the report price pays for our comparison of the confirmed parcel with other public sources, the explanations, and the questions for professionals. Greek Property Check is an informational pre-check only. It is not legal due diligence, an engineering inspection, a certificate, a valuation, insurance advice, tax advice, investment advice, title verification, permit verification, or official confirmation from any Greek authority.

We do not verify ownership, title, encumbrances, contracts, cadastral diagrams, building permits, legalization status, buildability, planning compliance, structural safety, utilities, insurability, tax treatment, or short-term-rental eligibility. We do not state that a property is legal, safe, buildable, compliant, insurable, financeable, or approved for Airbnb or any other use.

No result should be treated as a reason to proceed with, stop, renegotiate, insure, finance, renovate, build, rent, or buy a property without qualified professional review.

You are responsible for confirming the correct parcel and for checking that any optional property details you provide are correct. Confirming a neighbouring parcel can change the public-data signals returned by the system.

You are responsible for how you use the report and for obtaining independent advice before making any property, legal, engineering, financial, tax, insurance, or short-term-rental decision.

You must not submit unlawful content, misuse the service, interfere with security, scrape at scale, reverse engineer non-public parts of the service, or attempt to bypass payment, rate limits, access controls, or report-share protections.

You can use parts of the service without an account. Paid checkout requires an email address so we can link the payment to the report and provide access. If you create an account, you are responsible for keeping login credentials secure.

Report access may be provided through account access, a delivery link, or an opaque share link. Share links are intended for private use with people you trust. Anyone with a valid share link, and any required password, may be able to view the shared report until the link expires or is revoked.

We may suspend or restrict access if we reasonably believe an account, checkout, report, or share link is being misused, obtained fraudulently, or used in a way that harms the service or other users.

The prices shown before checkout are the final consumer totals for Core and Extended, including applicable VAT. There is no promotional price. Payment is processed by Stripe; we do not store full card numbers on our servers.

Unless stated otherwise at checkout, prices shown to consumers include applicable VAT or similar consumption taxes. Business customers are responsible for providing accurate billing information where supported.

Paid reports are personalized digital services generated for the confirmed parcel and the plan you select. Looking up the parcel is free. Generation normally starts shortly after successful payment and after you accept the Terms and Disclaimer at checkout.

Refund rules are described in the Refund Policy. If a report fails because of a service-side error, we will offer a retry, replacement access, or refund as appropriate.

Public datasets can be incomplete, delayed, unavailable, misaligned, generalized, replaced, or withdrawn. A finding that no signal was found in tested layers does not prove absence of risk, restrictions, defects, or professional issues.

We may change sources, plans, processing rules, pricing, features, or availability. Changes do not retroactively alter reports already generated unless we explicitly regenerate or correct a report.

The website, report format, text, design, processing logic, and software are owned by or licensed to the service operator. Public-source data remains subject to the licences and terms of the original sources.

You may use a purchased report for your own personal or internal professional review of the relevant property and may share it privately with advisors involved in that review. You may not resell reports, publish them as official certifications, remove source or disclaimer context, or use the service to build a competing dataset or product.

The service is provided on an “as is” and “as available” basis. To the fullest extent permitted by applicable law, we do not warrant that reports are complete, current, error-free, uninterrupted, or suitable for any specific transaction or use.

To the fullest extent permitted by applicable law, the service operator is not liable for property, legal, engineering, tax, investment, insurance, rental, travel, financing, negotiation, or transaction decisions made using the service. Nothing in these terms excludes liability that cannot be excluded under applicable law.

These terms are intended to be governed by the laws of the Netherlands, where the service operator is established, subject to mandatory consumer-protection rules that may apply in your country of residence.

We may update these terms from time to time. The version accepted at checkout is recorded for paid checks where terms acceptance is required. Continued use of the service after an update means you accept the updated terms.
